ST. JOSEPH HOMEOWNER GUIDE

The St. Joseph Home Repair Calendar

By the St. Joseph Handyman Services team · Updated September 2026

When to do each repair on a St. Joseph house, built from NOAA's 1991–2020 climate normals for the Rosecrans airport station, plus how to put your list in order and what to check before you hire.

Month by month

SeasonWhat the weather is doingGood time for
January–FebruaryDriest months (Jan 0.71", Feb 0.95"). About 29 nights at or below freezing in JanuaryInterior work: plaster and drywall, doors, trim, grab bars, cabinets. Get spring bids in
March–mid-AprilThaw, but freezes still likely. Median last freeze is April 19, with a 10% chance of one after May 3Inspect after winter: porch piers, fence posts heaved by frost, mortar joints, gutters. Book exterior work
Late April–JulyThe wet season. May is the wettest month (4.87"), then June (4.75") and July (4.73"). About 63% of the year's rain falls April–AugustDeck, porch and fence repair between storms. Note which doors stick and which cracks open: that helps the assessment
August–SeptemberRain eases (Sept 3.18")Exterior paint and caulk, porch floors and window glazing, before the cold
October–NovemberMedian first freeze October 17 (10% chance by Sept 30)Finish exterior coatings before overnight lows fall below the product's minimum. Weatherstripping, storm windows, gutters
DecemberAbout 27 nights at or below freezingInterior work again

St. Joseph averages about 126 nights a year at or below 32°F and about 28 days when the high stays at or below freezing. That leaves roughly 98 days a year when the temperature crosses the freezing mark (our calculation from NOAA normals). That repeated freeze and thaw is hard on soft brick, porch steps and exterior caulk. → Why St. Joseph houses move

Put your list in order

  1. Safety and active damage first: loose railings and steps, a sagging ceiling, active leaks, doors that won't lock, missing smoke or CO alarms.
  2. Water next. Fix the source before any finish repair: roof, gutters and downspouts, plumbing, grading, and caulk and paint on exterior wood.
  3. Dependencies: don't paint before the patch, don't patch before the leak is fixed, and don't trim a door before checking whether the frame is still moving.
  4. Finish work last, so new paint isn't disturbed twice.

Before you start: the St. Joseph checks

  • Permit? St. Joseph writes its own list of permit-exempt work. Decks of any size, ramps, fences over 30 inches and trade work need permits. → Permit guide
  • Historic district? Only Hall Street, Museum Hill and the city's ten designated landmarks need Landmark Commission approval, and in-kind repairs need none. → Historic district repairs
  • Built before 1978? Plan for lead-safe work. → Lead and older homes Asbestos-cement siding and some old textures should be sampled by an accredited inspector before anyone disturbs them, as EPA recommends. → Asbestos siding
  • Digging? Call 811 at least two working days ahead. Your own water and sewer lines won't be marked. → 811 details
  • Basement? Buchanan County is EPA Radon Zone 1, the highest-potential zone. EPA recommends testing every home, especially before finishing a basement.
  • Utilities: electric is Evergy, gas is Spire, water is Missouri American Water and sewer is the City of St. Joseph. The water line from the meter to your house is yours to maintain, according to Missouri American Water.

Before you hire

  • The right trade. St. Joseph licenses electricians, plumbers and mechanical contractors. Permit exemptions and trade licensing are separate checks; confirm the required license for the particular task with Building Development before hiring.
  • A written scope covering materials, the finished result, the number of visits and exclusions.
  • Missouri's "NOTICE TO OWNER." A contractor must give you the mechanic's-lien notice before taking payment (RSMo 429.012). On larger jobs, ask for lien waivers as the notice advises.
  • Tax. Missouri doesn't tax separately billed repair labor, and on home repairs the contractor normally pays tax on materials when buying them, so you shouldn't see sales tax added on top of labor.
  • Door-to-door offers. The FTC Cooling-Off Rule gives you three business days to cancel most at-home sales of $25 or more. Missouri's Merchandising Practices Act prohibits deception in consumer sales.

Emergencies

For a gas smell, leave and call Spire. For a downed line, call Evergy and 911. For water you can't shut off or a ceiling coming down, call the right emergency service first. A quote request shouldn't delay any of those.
