COST GUIDE Β· ST. JOSEPH Β· PRICING REVIEWED OCTOBER 2026
What Handyman Work Costs in St. Joseph
Every St. Joseph job is quoted after a free walk-through. Here's what goes into that number: what local labor actually costs, what the city adds (permits and inspections), how Missouri sales tax works on repairs, and what pushes a job on an older house above a national average.
A starting budget for common repairs
For a St. Joseph repair list, start with the actual job rather than one hourly number. Published national benchmarks include $300β$500 for a small drywall hole under 4 inches, $750β$2,500 for average deck repairs, and $300β$900 for a standard fence repair. These are research comparisons, not our rates or measured St. Joseph averages. Finish work, access, hidden damage and the number of visits change the scope.
| Work being compared | Published national benchmark | Scope and source |
|---|---|---|
| Handyman labor | $50β$80/hr self-employed; $75β$125/hr company | Labor only; materials, minimums and trip charges may be separate. HomeGuide, August 2023 |
| Minimum / trip charge | $75β$200 minimum; $30β$80 trip charge | Separate charging approaches; do not automatically add both. Confirm the provider's policy. HomeGuide, August 2023 |
| Small drywall hole, under 4 inches | $300β$500 | Minimum visit charges may exceed a single-patch price; texture, primer and painting may be extra. HomeGuide, October 2025 |
| Average deck repairs | $750β$2,500 | Simple repairs and structural reconstruction are different scopes. HomeGuide, October 2025 |
| Standard fence repair | $300β$900 | Publisher's examples include a panel or one to two posts; material and access matter. HomeGuide, February 2026 |
| Grab-bar installation | $200β$350 per bar | Bar materials and reinforcement or site preparation may be additional. Angi, October 2026 |
| Stuck window sash repair | $75β$500 | A broad stuck-sash repair category, not a specific cord or balance replacement price. Fixr, January 2026 |

Local worker wages are not customer repair rates
Local employee wages help explain labor-market context, but cannot establish which city has cheaper customer quotes. Median hourly wages from the Bureau of Labor Statistics' May 2025 survey (via O*NET):
| Occupation | St. Joseph metro | Kansas City metro | United States |
|---|---|---|---|
| General maintenance and repair workers | $27.60 | $23.49 | $23.84 |
| Carpenters | $28.92 | $29.72 | $29.12 |
Source: BLS Occupational Employment and Wage Statistics, May 2025, via O*NET OnLine. These are wages paid to workers, not what a company charges. A company's rate also covers insurance, workers' comp, vehicles, tools and the time between jobs.
The median St. Joseph general repair worker earns more per hour than the median in Kansas City. Carpenters are about even. These employee-wage comparisons do not establish a handyman's billed rate or the price of a repair.
St. Joseph costs that aren't in any national average
Sales tax: separately billed labor isn't taxed
The Missouri Department of Revenue: "Repair labor, if separately stated, is not taxable." Under Missouri's contractor rule (12 CSR 10-112.010), a contractor repairing real property is "the final user and consumer" of the materials. Because title to installed materials normally passes after installation, the contractor pays the tax when buying them instead of adding it to your bill. The tax is built into the materials price, and you shouldn't see sales tax added on top of repair labor that's billed separately.
For reference, St. Joseph's base combined sales tax rate is 9.7% (Missouri DOR rate tables, JulyβDecember 2026). Some special districts run 10.2% to 11.2%.
Permit fees
| Item | Fee | Code |
|---|---|---|
| Residential fence permit | $34.75 | Sec. 7-400(10) |
| Building permit (valuation-based table printed for new residential) | $40 for the first $500, + $4.75 per additional $1,000 | Sec. 7-400 |
| Re-inspection (wrong address, not ready, failed) | $30 per trip | Sec. 7-404 |
| Starting work without a required permit | Double the normal fee, plus possible citations | Sec. 7-405 |
| Permit extension | Half the original fee per 180 days | Sec. 7-8 |
Which schedule applies to a deck or alteration is set by Building Development (816-344-5117). Decks, ramps, fences over 30 inches and trade work need permits here. Finish work is listed as exempt; same-size window and door replacements also have fire-rating and egress conditions. β Permit guide

Old-house costs
These are what push a St. Joseph job above a national figure:
- Lead-safe work. About three-quarters of the city's homes were built before 1980, and federal EPA lead-safe rules cover most paid work that disturbs paint in pre-1978 homes. Containment, plastic, HEPA cleanup and verification take time and materials.
- Plaster. Reattaching and patching plaster takes more steps than patching drywall.
- Matching. Two-over-two sash, bull-nosed porch boards, beadboard and old trim profiles aren't off-the-shelf.
- Asbestos testing. We have suspect ceiling textures or asbestos-cement siding sampled before disturbing them. That siding was widely used to modernize older St. Joseph houses.
- Hidden conditions. Soft brick, balloon-frame walls and old water damage show up once something is opened.
How to compare two St. Joseph quotes
- Same scope? One says "patch hole," the other says "patch, prime and paint wall." That's not a price difference, it's a different job.
- Lead-safe work included? On a pre-1978 house, a quote that's much lower may have left out containment.
- Permit? For a deck, ramp or tall fence, who pulls it, and is the fee in the price?
- Labor itemized? Sales tax shouldn't be added on top of separately billed repair labor. On home repairs the contractor normally pays tax on materials when buying them.
- Missouri's lien notice. Missouri law (RSMo 429.012) requires a contractor to give you a "NOTICE TO OWNER" about mechanic's liens before taking any payment, and a contractor who skips it can't file a valid lien. The notice tells you to ask for lien waivers from anyone supplying material or labor. On larger jobs, ask for them.
- Door-to-door offers. The FTC's Cooling-Off Rule gives you until midnight of the third business day to cancel most sales of $25 or more made at your home. Missouri's own home-solicitation law covers only credit sales.
Help paying
The city offers repair assistance for qualifying owner-occupants within St. Joseph city limits. Confirm current grant or loan terms before budgeting: the Emergency Assistance documents publish conflicting amounts, and city staff determines eligible weatherization work. Historic preservation projects may qualify for Save Our Heritage matching funds, paid through reimbursement of approved work. β St. Joseph home repair grants and application steps
How we price
We quote the scope up front after we've seen the job: materials, the finished result, the number of visits and what's not included. If we open a wall and find something unexpected, we stop and talk to you before doing more. Estimates are free.
